Thank you for choosing to rent your next home with us.  We understand that changing residences can be stressful.  Our goal is to help facilitate your transition as professionally  and quickly as possible.

1. Visit our Rental List to find a property that’s right for you!

2.  Make an appointment to view rental property

All property showing are conducted by appointment with one of our rental agents. You can do this by calling us at (727) 578-2626.

3.  Submit completed application and application fee(s).

Applications are available at our business office or from our rental agents during a property showing appointment.  Please review the general guidelines for resident selection attached to your application for important information regarding application processing and once completed submit application(s) to:

A $75.00 non refundable application fee for 1st adult applicant and $50 for each additional adult is due in order to process application(s). Applications are processed quickly, usually within 1-2 days.  Acceptable forms of payment include: a money order, cashiers check or cash. No personal checks are accepted until the 2nd month of your residency. Attaching proof of income at time of application submittal can reduce processing time.

4.  Lease Preparation

Once an application is approved, a Lease is prepared, by an attorney, per Florida Law.

5. Signing Your Lease

We ask all applicants to sign the lease agreement as soon as it is prepared (usually the next day) to secure the property.  At lease signing, a security deposit is collected.  Acceptable forms of payment are Money order or Cashiers Check. Cash is NOT accepted.  No personal checks are accepted until the 2nd month of your residency.  A property is not rented until we have a signed lease and a security deposit paid.  Delays in signing a lease increase the possibility that another applicant will rent your property.

6. Homeowner’s Association

If you are applying for a condo or townhouse, additional requirements may be required by the association.  We will inform you of any additional requirements.

7.  Moving In

On the day of Move-in, the resident will need to bring the First Full Months Rent. Acceptable forms of payment include a Money order or Cashier Check.  NO cash or personal checks are accepted. If the move in date is other than the first of the month, the second month will be pro-rated.  In addition, proof of utilities being connected in the resident’s name will be needed for keys to be issued.

8.  Payment policy for future rent.

After you move in and become a resident, personal checks are accepted for future rent payments.  If you prefer, arrangements can be made with most banks for automatic rent payment deductions from your account.  Your bank will send us a check on your behalf.  We do not accept credit card payments or any direct deposit to our rental income account.
